What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Landlord's need to occupy the rental unit for personal use. The Landlord served a valid N12 notice, but the Tenant disputed the service of the notice.

The ruling

The tenancy is terminated effective June 30, 2021, and the Tenant must vacate the rental unit by that date. The Landlord is permitted to file the order with the Court Enforcement Office (Sheriff) to enforce the eviction after June 30, 2021, but the eviction cannot be carried out until the current COVID-19 related eviction moratorium is lifted.
