What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The ruling
The tenant shall pay the landlord $4,610, which includes $4,424 in rent arrears up to July 31, 2022 and $186 for the application filing fee. The tenant shall pay this amount in six installments from August 2022 to January 2023. The tenant shall also continue to pay the full monthly rent on time. If the tenant fails to make any of the required payments, the landlord may apply for an order terminating the tenancy and evicting the tenant.
