What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit on the hearing date.
The ruling
The Tenant shall pay the Landlord $3,633.00 on or before July 31, 2022, which includes $3,427.00 for rent arrears, $20.00 for NSF costs, and $186.00 for the Landlord's application filing costs. If the Tenant fails to make the payment by the due date, the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant, and requiring the Tenant to pay any new arrears, NSF fees and related charges.
