What happened

Landlords applied to terminate the tenancy and evict the Tenant due to non-payment of rent and persistent late payment of rent. The Landlords served a valid Notice of Termination, but the Tenant did not void the notice by paying the arrears.

The ruling

The tenancy is terminated effective October 29, 2021. The Tenant must pay the Landlords $3,999.94, which includes rent arrears, compensation for use of the unit, and the application filing fee, less the rent deposit and interest owed on the deposit. If the Tenant does not pay the full amount by October 29, 2021, the Tenant will owe interest at 2% annually on the outstanding balance. If the unit is not vacated by October 29, 2021, the Landlords may file the order with the Court Enforcement Office for enforcement.
