What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears. The Tenant had not paid the total rent owed from December 1, 2019 to October 31, 2020.
The ruling
The tenancy is terminated effective November 14, 2020. The Tenant must pay the Landlord $10,209.88 in rent arrears and compensation, plus $175 in application fees, and $30.51 per day in compensation starting November 4, 2020 until the Tenant vacates. If the Tenant does not pay the full amount by November 14, 2020, the Landlord may file the order with the Sheriff to enforce the eviction.
