What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served a valid Notice of Termination, and the Tenant remained in possession of the rental unit.

The ruling

The tenancy is terminated, and the Tenant must move out by May 17, 2021. The Tenant must pay the Landlord $2,207.26, which includes rent arrears and compensation up to May 6, 2021, as well as $190.00 for the cost of filing the application. The Tenant must also pay $30.44 per day for compensation for the use of the unit starting May 18, 2021 until the Tenant moves out. If the Tenant does not pay the full amount by May 28, 2021, the Tenant will start to owe interest at 2.00% annually on the outstanding balance.
