What happened
Landlord applied to terminate the tenancy and evict the Tenants in order to do major repairs and renovations to the rental unit, including replacing knob and tube wiring, inspecting and repairing window sills, and sanding hardwood floors. The Landlord claimed that the rental unit must be vacant to complete the work.
The ruling
The Landlord's application was dismissed. The Tribunal found that the Landlord did not demonstrate that vacant possession of the rental unit was required to complete the necessary repairs and renovations.
