What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective December 26, 2019, which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective March 31, 2020. The Tenants must pay $3,931.14 to the Landlords, which includes rent arrears up to the termination date and the cost of filing the application, minus the rent deposit and interest on the deposit. If the Tenants pay $6,075 on or before March 31, 2020, the eviction order will be void and the tenancy will continue.
