What happened

Landlord applied for an order to terminate the tenancy and evict Tenants because the Landlord and Tenants signed an agreement to terminate the tenancy as of March 31, 2021.

The ruling

The tenancy between the Landlord and the Tenants is terminated effective March 31, 2021. The Tenants must move out by March 31, 2021. If the unit is not vacated by then, the Landlord may file the order with the Court Enforcement Office (Sheriff) for eviction, but the eviction cannot occur until Ontario Regulation 13/21 is removed.
