What happened

Tenant applied for an order determining that Landlords failed to meet maintenance obligations under the Residential Tenancies Act, 2006 or failed to comply with health, safety, housing or maintenance standards. Tenant complained about several repairs needed in the rental unit, including kitchen exhaust, ceiling storage, furnace filter, sink, ventilation, and soundproofing.

The ruling

The Landlords were ordered to pay the Tenant $104.48, which includes $56.48 for a humidifier and $48.00 for the application filing fee. They must repair the kitchen exhaust, ceiling storage area, and furnace filter by March 1, 2022. The Landlords are also required to take additional steps to ensure air quality meets provincial health standards. If repairs are not completed by the deadline, the Tenant is authorized to arrange for the work and deduct the cost from rent.
