The ruling

The Tenant shall pay the lawful rent in full and on time for each consecutive month commencing October 2021 and continuing through September 2022. If the Tenant fails to make the payments, the entire balance will become due and the Landlord can apply for an order terminating the tenancy and evicting the Tenant. The Tenant also shall pay the Landlord $186.00 for the cost of the application.
