The ruling

The Tenant shall pay the Landlord $9,581.02, which includes $9,395.02 for arrears owing up to February 28, 2023 and $186.00 for the application fee. The Tenant shall pay the amount in 10 installments from March 2023 to October 2023. The Tenant shall also pay the full rent on or before the 1st of each month during this period or until all arrears are paid, whichever is sooner. If the Tenant fails to make any of the required payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
