Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent as per the previous order issued on September 8, 2022.

The ruling

The tenancy is terminated effective March 31, 2023. The Tenant must pay the Landlord $4,610.63 (less any payments made after January 3, 2023) by March 31, 2023. If the unit is not vacated by March 31, 2023, the Landlord can file the order with the Sheriff for enforcement starting April 1, 2023. The Tenant also owes the Landlord $49.45 per day for compensation for use of the unit starting March 21, 2023 until the Tenant moves out.
