The ruling

The Tenant shall pay the lawful rent in full and on time for the period March 1, 2023 through February 1, 2024. If the Tenant fails to comply, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the $186 application filing fee by March 1, 2023, after which interest will accrue.
