What happened
Landlords applied for an order to terminate the tenancy and evict Tenants due to wilful or negligent damage to the rental unit. Landlords also sought compensation for the damage.
The ruling
The tenancy is terminated effective November 5, 2021. The Tenants must vacate the rental unit by that date. The Tenants are ordered to pay the Landlords $11,236.85 for the cost of repairing the damage and replacing damaged property, as well as $1,038.75 for compensation for use of the unit from September 1 to October 28, 2021, less the rent deposit and interest owed on the deposit. The Tenants must also pay $39.45 per day for use of the unit from October 29, 2021 until they vacate, and $186 for the application filing fee. If the Tenants do not pay the full amount by November 5, 2021, they will owe interest at 2% annually on the outstanding balance.
