What happened

Landlord applied for an order to terminate the tenancy and evict Tenants because the Landlord has entered into an agreement of purchase and sale of the rental unit and the purchaser requires possession of the rental unit for the purpose of residential occupation.

The ruling

The tenancy is terminated effective August 7, 2021. The Tenants must move out by August 7, 2021 and pay the Landlord $1,415.44, which represents compensation for the use of the unit from June 1, 2021 to July 27, 2021, less the rent deposit and interest the Landlord owes on the rent deposit. The Tenants shall also pay the Landlord $47.67 per day for compensation for the use of the unit from July 28, 2021 to the date they move out. If the Tenants do not pay the full amount by August 7, 2021, they will start to owe interest at 2.00% annually on the outstanding balance.
