What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant was in possession of the rental unit at the time of the application.
The ruling
The tenancy is terminated effective January 31, 2022. The Tenant must pay $15,165.32 to the Landlord, which includes rent arrears, compensation, and application costs, less the rent deposit and interest. The Tenant can void the order by paying $19,486 by December 31, 2021 or $22,186 by January 31, 2022.
