What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had not vacated the rental unit by the hearing date.
The ruling
The tenancy is terminated effective April 2, 2021. The Tenants must pay the Landlord $16,710.31 in rent arrears and application costs, plus $37.81 per day in compensation starting March 23, 2021 until they vacate the unit. If the Tenants pay $17,236 by March 31, 2021 or $18,386 by April 2, 2021, they can void the eviction order and continue the tenancy.
