What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant did not void the notices by paying the arrears.

The ruling

The Board granted relief from eviction subject to the Tenant paying the $489.75 in rent arrears and application fee by April 12, 2024. If the Tenant fails to make this payment or any future rent payments on time, the Landlord may apply for an eviction order without further notice. The Board also ordered the Tenant to pay rent on time going forward.
