What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to the Landlord's requirement for personal use of the rental unit. The Landlord had previously served multiple notices of termination for non-payment of rent, which the Tenant had voided by making the required payments.
The ruling
The tenancy is terminated effective June 14, 2021. The Tenants must vacate the rental unit by October 31, 2021. The Tenants shall pay the Landlord $3,116.26, which represents compensation for use of the unit from June 15, 2021 to September 3, 2021, less the rent deposit and interest owed on the deposit. The Tenants shall also pay the Landlord $62.47 per day for compensation for use of the unit from September 4, 2021 until they vacate. If the unit is not vacated by October 31, 2021, the Landlord may file the order with the Court Enforcement Office for enforcement.
