What happened

Landlords applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlords served a valid N4 Notice to Terminate Tenancy, but the termination date on the N4 was not 14 days after the service date as required by the Residential Tenancies Act.

The ruling

The Landlords' application is dismissed because the N4 Notice served by the Landlords did not meet the 14-day requirement under the Residential Tenancies Act.
