What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlords also sought termination based on landlords' own use.

The ruling

The tenancy is terminated effective June 6, 2021. The Tenant must pay the Landlords $14,942.12, which represents the rent arrears and compensation up to May 26, 2021, less the interest owed on the rent deposit. The Tenant must also pay $31.23 per day for compensation for the use of the unit starting May 27, 2021 until the Tenant moves out, and $190.00 for the cost of filing the application. If the Tenant does not pay the full amount by June 6, 2021, the Tenant will start to owe interest at 2.00% annually on the outstanding balance. If the unit is not vacated by June 6, 2021, the Landlords may file the order with the Court Enforcement Office for enforcement. The Tenant can void the order and continue the tenancy by paying $15,390.00 on or before June 3, 2021, or $16,340.00 on or before June 6, 2021.
