What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective October 24, 2021. The Tenant must pay the Landlord $6,953.27 in rent arrears and compensation, plus $13.15 per day starting October 14, 2021 until the Tenant vacates. The Tenant must also pay $186 for the application filing fee. If the Tenant pays $7,386 on or before October 24, 2021, the eviction order will be void and the tenancy will continue.
