What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant did not void the N4 Notice by paying the arrears. The Tenant claimed he was unaware of how to forward payments to the Landlord.
The ruling
The tenancy is terminated unless the Tenant voids the order by paying the full arrears. The Tenant must pay $24,386.00 by February 28, 2023, or $26,586.00 by March 31, 2023, to void the order. If the Tenant does not void the order, they must pay $20,977.77 plus $72.33 per day from February 16, 2023, until they move out. The Tenant must vacate by March 31, 2023, if the order is not voided.
