What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.
The ruling
The Tenant is ordered to pay $3,901.00 to the Landlord for rent arrears and costs according to a specified payment schedule. The Tenant must also pay new rent on time by the 15th of each month from July 2022 to December 2022 or until arrears are paid in full. If the Tenant fails to make any payment, the Landlord may apply for termination and eviction within 30 days of the breach.
