What happened

Tenant applied for an order determining that the Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 or failed to comply with health, safety, housing or maintenance standards. The issues raised include a broken washing machine, kitchen door not closing properly, leaking roof, garbage strewn around the property, lack of hot water, lack of heat, and rodent infestation.

The ruling

The Landlord is ordered to pay the Tenant a rent abatement of $1,231.47 for the Landlord's failure to maintain the rental unit in a good state of repair. The Landlord must pay the full amount by September 30, 2020, after which interest will accrue.
