What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent as per the mediated settlement issued on May 8, 2020.

The ruling

The tenancy is terminated and the Tenant must move out by May 21, 2021. If the unit is not vacated by then, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. However, the eviction cannot be enforced due to Ontario Regulation 266/21 until the regulation is removed by the Ontario Government.
