What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenants did not void the notices or make the required payments.
The ruling
The tenancy is terminated effective February 11, 2023. The Tenants must pay the Landlord $18,608.37, which includes rent arrears and the application filing fee, minus the rent deposit and interest. The Tenants must also pay the Landlord $52.40 per day for use of the unit from January 13, 2023 until they move out. If the Tenants do not pay the full amount by February 11, 2023, they will owe interest, and the Landlord can file the order with the Sheriff to enforce the eviction.
