What happened

The previous landlord Uthayakumaran Iyampillai entered into an agreement of purchase and sale of the rental unit with Jagjot Singh and Evaneet Kaur, with a closing date of December 15, 2020. On October 21, 2020, the tenant Tanya Mullings was served an N12 Notice with a termination date of January 14, 2021. The purchasers require possession of the rental unit for the purpose of residential occupation.

The ruling

The tenancy is terminated effective September 30, 2021. The tenant must pay the landlord $3,600 in rent arrears, $201 in application fees, and $225 as a refund of the security deposit. The tenant must also pay the landlord $59.18 per day for compensation for the use of the unit starting October 1, 2021 until the tenant moves out. If the unit is not vacated by September 30, 2021, the landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction.
