What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant had not paid the full rent from February 1, 2020 to December 31, 2020, and the Landlord served a Notice of Termination effective June 30, 2020.
The ruling
The Tenant shall pay the Landlord $8,929.10, representing rent arrears ($8,743.10) and costs ($186.00 filing fee) owing to December 31, 2020, with $1,000.00 due on or before December 15, 2020 and the remaining $7,929.10 due on or before January 16, 2021. The Tenant shall also pay the January 2021 rent on or before January 16, 2021. If the Tenant fails to make any of the payments in full and on time, the entire balance shall become due and payable, and the Landlord shall be entitled to apply to the Board for an order terminating the tenancy and evicting the Tenant.
