Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation. The Landlord served the Tenant with an N12 Notice of Termination.

The ruling

The tenancy is terminated effective August 10, 2021. The Tenant must vacate the rental unit by that date. The Tenant shall pay the Landlord $186 for the cost of filing the application. If the Tenant does not pay the full amount by August 10, 2021, the Tenant will start to owe interest at 2% annually on the outstanding balance.
