What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had vacated the rental unit prior to the hearing date.
The ruling
The Tenants are ordered to pay the Landlord $4,194.69, which represents the rent arrears and compensation up to May 31, 2020, less the rent deposit and interest owed on the deposit. The Tenant KH is solely responsible for $2,622.15 of the arrears, while both EA and KH are responsible for the remaining $1,572.54. If the full amount is not paid by November 27, 2020, the Tenants will start owing interest at 2% annually on the outstanding balance.
