What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent.
The ruling
The Landlord's application for eviction is denied on the condition that the Tenant pays the full monthly rent on time for the next 12 months. If the Tenant fails to comply, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant must also pay the Landlord $175 for the cost of filing the application by July 1, 2021, and will owe interest on any unpaid amount after that date.
