The ruling

The Landlord's application to terminate the tenancy and evict the Tenant for substantial interference and wilful or negligent damage is denied, subject to the Tenant replacing the damaged door by April 30, 2021 and cleaning and repainting the walls by May 31, 2021. If the Tenant fails to comply, the Tenant shall pay the Landlord $350 in repair costs, and the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
