What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and for substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlords. The Landlords also applied for an order requiring the Tenant to pay the Landlords' reasonable out-of-pocket expenses that are the result of the Tenant's failure to pay utility costs they were required to pay under the terms of the tenancy agreement.

The ruling

The tenancy is terminated as of June 19, 2022, the date the Tenant moved out of the rental unit. The Tenant shall pay the Landlord $9,453.87, which includes rent arrears up to the move-out date, unpaid utilities, and the cost of filing the application, minus the rent deposit and interest on the deposit.
