What happened
The Tenants applied for an order determining that the Landlords harassed, obstructed, coerced, threatened or interfered with them and substantially interfered with the reasonable enjoyment of the rental unit or residential complex. The Landlords applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent and substantial interference.
The ruling
The parties reached an agreement to resolve all issues related to the tenancy. The Tenants owed $14,600 in rent arrears, but the Landlord agreed to waive $7,100, leaving a balance of $7,500. The Tenants are required to pay the arrears in installments from February to August 2021, and pay the rent in full and on time from February to May 2021. If the Tenants fail to make any of these payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenants. The tenancy is terminated as of July 14, 2021, and the Tenants must vacate the unit by that date. If the unit is not vacated, the Landlord may enforce the eviction starting July 15, 2021, and the Tenants must pay $59.18 per day for use of the unit after that date.
