What happened

Landlord applied to terminate the tenancy and evict the Tenants due to persistent late payment of rent and substantial interference with the landlord's reasonable enjoyment. The Tenants did not dispute the persistent late payment of rent.

The ruling

The L2 application is dismissed. The Tenants shall pay the October 2021 rent by October 15, 2021 and pay rent on time and in full for 11 months from November 2021 to September 2022. If the Tenants fail to make any of these payments, the Landlord may apply for an order to terminate the tenancy and evict the Tenants. The Tenants shall also pay the $186 application fee by October 11, 2021, after which interest will accrue on any outstanding balance.
