What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Landlord's requirement of the rental unit for personal residential occupation. The Landlord served a valid N12 notice to the Tenant.

The ruling

The tenancy is terminated effective May 31, 2021. The Tenant must vacate the rental unit by this date. The Tenant is ordered to pay the Landlord $3,682.21 for use of the unit from January 1 to April 26, 2021, less the rent deposit and interest owed. The Tenant must also pay $43.68 per day from April 27, 2021 until the date the Tenant vacates, as well as the $186 application fee.
