What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Tenant gave a notice to terminate the tenancy.

The ruling

The tenancy is terminated, and the Tenant must move out by May 4, 2021. The Tenant must pay the Landlord $201 for the application fee. If the Tenant does not pay by May 4, 2021, they will owe interest at 2% annually on the outstanding balance. If the unit is not vacated by May 4, 2021, the Landlord can file the order with the Sheriff for eviction, but the eviction cannot be enforced due to Ontario Regulation 266/21.
