What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had vacated the rental unit prior to the hearing date.
The ruling
The Tenant shall pay the Landlord $4,507.00 for rent arrears and costs up to December 31, 2021, in accordance with a repayment plan. The Tenant shall also pay the monthly rent in full and on time from January 2022 to September 2022, or until the arrears are paid in full, whichever date is earliest. If the Tenant fails to make any one of the payments, the outstanding balance shall become immediately due and owing, and the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant.
