What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears.

The ruling

The Tenant shall pay the Landlord $1,976.30 which represents the amount of rent arrears owing up to November 30, 2020 and includes the $175.00 cost of filing the application. The Tenant shall pay the Landlord the full amount owing and the additional rent that comes due in installments from December 2020 to April 2021. If the Tenant fails to make any one of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
