The ruling

The tenancy is terminated effective February 18, 2023. The Tenant must pay the Landlord $21,633.30, which includes the remaining rent arrears from the previous order, new arrears, and the cost of filing the application, less the rent deposit and interest owed on the deposit. The Tenant must also pay the Landlord $86.51 per day for compensation for use of the unit starting February 8, 2023 until the Tenant vacates.
