What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after a previous consent order was issued ordering the Tenants to vacate the rental unit by January 31, 2021. The parties disputed the actual date the Tenants vacated the unit.
The ruling
The tenancy is terminated as of April 30, 2021. The Tenants are ordered to pay the Landlord $21,792.41, which includes $21,000 in rent arrears up to April 30, 2021, and $186 in application filing fees, less the $1,825 rent deposit held by the Landlord. If the Tenants do not pay the full amount by May 20, 2021, they will owe interest at 2% annually on the outstanding balance.
