What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to keep the rental unit in a state of ordinary cleanliness. The Landlord alleged a high level of clutter and failure to prepare the unit for pest control treatment. However, the Landlord did not seek termination after the Tenant made efforts to improve the condition of the unit and due to the Tenant's personal circumstances.
The ruling
The Tenant shall maintain the rental unit in a state of ordinary cleanliness and free from clutter. The Landlord may inspect the unit once every three months for the next twelve months. If the Tenant fails to comply, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall pay the Landlord $186.00 for the cost of filing the application. If the Tenant does not pay by August 31, 2021, they will owe interest at 2.00% annually on the outstanding balance.
