What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant did not void the notices or enter into a repayment agreement.
The ruling
The tenancy is terminated effective March 22, 2021 due to the Tenant's persistent late payment of rent and significant rent arrears. The Tenant must pay the Landlord $7,633.59 plus $30.96 per day starting March 12, 2021 until the Tenant vacates the unit. If the Tenant pays $8,234.63 by March 31, 2021, the arrears portion of the order can be voided.
