What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant had vacated the rental unit in October 2021 and moved back in January 2022, but did not pay any rent since the application was filed.
The ruling
The tenancy is terminated unless the Tenant pays $23,601.89 to void the order by October 29, 2022. If the Tenant does not void the order, they must pay $19,792.48 to the Landlord and vacate the unit by October 29, 2022. If the unit is not vacated, the Landlord may file the order with the Sheriff for enforcement.
