What happened

Landlords and Tenant signed an agreement to terminate the tenancy as of April 30, 2021.

The ruling

The tenancy between the Landlords and the Tenant is terminated. The Tenant must move out of the rental unit on or before May 9, 2021. If the unit is not vacated by May 9, 2021, the Landlords may file the order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. However, the Tenant cannot be evicted due to Ontario Regulation 266/21 under the Emergency Management and Civil Protection Act. Eviction by the Sheriff may occur after the regulation is removed by the Ontario Government.
