What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant causing undue damage to the rental unit, substantially interfering with the Landlord's reasonable enjoyment, and committing illegal acts in the rental unit or residential complex.

The ruling

The tenancy was terminated effective July 16, 2020, the day the Tenant returned vacant possession of the rental unit to the Landlord. The Tenant shall pay the Landlord $24,245.16, which represents the reasonable costs of repairing the damage and or replacing the damaged property. The Tenant shall also pay the Landlord $190.00 for the cost of filing the application. If the Tenant does not pay the full amount owing by May 14, 2021, the Tenant will start to owe simple interest calculated at 2.00% annually on the balance outstanding.
