What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit on the hearing date.

The ruling

The tenancy will be terminated on June 16, 2024 unless the Tenant pays the outstanding rent arrears and fees by that date. The Tenant can void the order and continue the tenancy by paying $14,386 by May 14, 2024, $17,086 by June 14, 2024, or $19,786 by June 16, 2024. If the Tenant does not void the order, they must pay $10,452.56 to the Landlord and vacate the unit by June 16, 2024.
