The ruling

The tenancy is terminated effective April 30, 2021. The Landlord must pay the Tenants $5,000 by April 30, 2021. If the Landlord does not pay the full amount by April 30, 2021, the Landlord will owe interest at 2% annually on the outstanding balance.
